Mortgage in Italy for foreigners: what to know

We help international buyers finance property in Italy with clarity, structure and professional accountability. Moonety works with non-resident buyers, expatriates, new tax residents and family offices purchasing a first home, a second home or a holiday home in Italy.

As of 2026, Italian banks generally grant mortgages to non-residents for terms of 5 to 20 years, and the loan must be fully repaid by the borrower's 75th birthday. Foreign buyers who are tax residents in Italy may be considered for terms of up to 30 years.

Italian banks base their assessment on a stable monthly income, such as a salary or a pension. Income from investments, dividends or rental properties strengthens the application, but it does not replace a regular income.

Clients can follow the process from abroad: documents are collected and reviewed digitally, and the notarial deed can be signed in person or through a power of attorney.

Can a foreigner get a mortgage in Italy?

Yes. Non-residents can obtain a mortgage from an Italian bank to buy a first home, a second home or a holiday home in Italy. Income earned abroad and in a foreign currency can be accepted, but the file must be documented carefully. The notarial deed can be signed in person in Italy or, if the client cannot travel, through a power of attorney granted to a trusted person.

Is insurance required to get a mortgage in Italy?

Fire and explosion cover on the mortgaged property is a standard condition of Italian mortgages, and the client can choose the insurance company as long as the policy offers equivalent guarantees. Life insurance is not required by law. If a bank makes the loan conditional on a life policy, Article 28 of Decree-Law 1/2012 requires it to present at least two quotes from insurance groups not related to it, and to accept an equivalent policy chosen by the client on the market. As a registered insurance broker, Moonety helps clients compare these options.

Does Moonety grant mortgages?

No. Moonety S.B. S.r.l. is a credit mediator registered with the OAM under number M675. It does not grant loans, does not hold client funds and does not make credit approval decisions. Approvals and disbursements are made exclusively by lending institutions. Moonety’s role is to assess feasibility, prepare a complete file and accompany the client through to the deed.
